We had an amazing family trip, there was so much to do the kids loved exploring the 39 acres and seeing wildlife. It was super close to the hot springs. The hot tub definitely felt amazing after a long day out in the sun. Natalee was super helpful and very responsive helped us find a fishing lake. We will definitely be staying here again

This is our second stay at Lakeview Retreat, and it truly is our family's favorite. This year, we even stayed an extra day because we just weren't ready to head home. It was nice that the cabin was available. Our family is always comfortable here, where we can play outside yard games, rest, and recharge. We enjoy how secluded it is, but still close to town. We will be back next summer.

This house is lovely. Very quiet, lots of wild life to look at. Hot tub was clean and so was the house. The beds were comfortable, and the living space was big. Close to the town of pagosa, easy to get to everything.

Great isolated location but less than 10 minutes from town. Love the larger acreage to roam around. Lots of deer and turkeys to be seen. Nice hot tub and firepit. Will definitely stay here again next year!

Perfect for our needs and better than photos

We knew it would be wonderful, but this was WONDERFUL!! The house is incredible - lots of space & perfect for families. There were a total of 8 of us/two families: the 4 adults took up both the big, master bedrooms, and the 4 kids took the other spots (the two younger ones (5&6) took the bunkbeds, the 8yo took the big bed in the room, and the 13yo took the room attached to the kid/master bedroom). There was plenty of space and everyone was happy! PLUS - the noise blocking abilities of the house were phenomenal. We spent a whole lot of time outside either on the porch, around the fire pit, or at the table. We saw LOTS of wildlife: deer (a couple bucks, several does, and a baby!!), many lizards, a crazy amount of hummingbirds, a fox, an entire family of turkeys, and chipmunks! The house is well stocked and very comfortable. We highly recommend and would most definitely stay there again. The only negative is that there is no air conditioning and during the day/early night was very warm & uncomfortable. However, they had plenty of fans in the windows which helped immensely at night with cooling it down.

We had actually booked another cabin which had been sold and the new owners weren't renting out the property as a vacation home. When we were presented this property by VIP we were intrigued by the porch and hot tub. Let me tell you, they didn't disappoint. We spent the remainder of the trip thankful the first place didn't work out because we enjoyed every moment in this house. The photos don't do it justice. Our group of 7, mostly teens, didn't want to leave to explore the town. They had a blast watching the deer, playing yard games, hot tubbing, and relaxing. The kitchen was perfect for cooking for a big group and the living room was so spacious. The rooms were endless for sleeping options and we had fun finding the secret nooks. We had a small issue with a fan and sheets but once we contacted VIP they brought new ones over right away! Our family plans to make this lake house a yearly trip as we didn't want to leave. The no neighbors and space for our labs to run made it perfect. Not to mention the porch was perfect for drinking coffee in the morning and then switching to wine in the afternoon. See ya next year Lakeview Retreat!

Secluded cabin, close to town and outdoor activities. Large living space and stocked kitchen. Perfect for a getaway with family and friends.

We were in need of a quick get away, somewhat close to town to rest our busy lives. We arrived shortly before dinner to a lovely and very spacious cabin adorned with lots of snow to set the winter retreat. The house is well lit, comfortable, clean and nicely decorated. The house sits away from the small town of Pagosa whish was perfect perfect for our family and our dogs. The large living with 3 couches, a big screen tv and a gas stove to watch movies and or read books. Three is two spacious large bedrooms for adults and two smaller bedrooms. The bathrooms were were clean. The kitchen was spacious and well equipped with spices and pots and pans and any other necessary tools that wee needed to prepare our food for each meal. The hot tub was perfect after we took a three hour hike on the property looking at elk and turkey tracks. Sleds and snow shovels are provided and there is plenty of parking. We will be back for a girl weekend and maybe another trip with or without the kids.

We are so lucky we found this lake view cabin. The views were breathtaking. It was the best place we have ever been and we would love to come back again. Memories to last a lifetime. The property was gorgeous and in good condition. We received excellent customer service and would definitely recommend to our friends and family. Best vacation ever!

Such a great quiet place that felt as if you were far up in the mountains but you’re still close enough to town. Loved the lay out of the cabin and plenty of room when we gathered as a family to eat. Our granddaughter thought all the lamps were “ so cool and interesting “. She loved getting to sleep in the bunk beds in her own room. All the furniture was so nice. Felt really warm and homey.

This home is a great spot for 2 families to gather and access all the fun in Pagosa Springs. We loved how far it was set back from the road and nestled in the trees. The beds were comfortable. Adequate space for all! The hot tub was a great addition. We enjoyed the cross country trails and the hot springs in town. All the appliances are brand new!

The house is really pretty, well equipped and very functional.
We were caught in a Winter storm, so we lost power for one day and couldn't drive our vehicle out until another day, but the property managers went out of their way to help out and provide basic amenities.
If you have to be snowed in, this is a great house to kill time with large outdoors and spacious inside. The access road is uphill, so a 4-wheel drive helps in case of snow/ice.

We booked this house with our family for what we thought would be a snowboarding trip. Turns out the storm dropped so much snow we had the whole property to sled meee had SO MUCH fun!! We saw a few elk one evening and even made a snowman in the front yard. This property is close to town but very secluded so it really hit the spot for us!!

This was an amazing property to stay at. We had soooo much fun exploring the property. The kiddos had a blast climbing up and down the mountain side and we were amazed at seeing the same three doe's and fauns every day. We will check here first from now on for our stay when we come back to Pagosa.

Great 2 week stay in Pagosa Springs; location offers plenty of hiking trails, offroading and is about an hour or so away from Durango.

The cabin was spacious and well appointed. The only suggestion would be to ensure that appliances (small and large) receive a deep clean. Otherwise, would highly recommend this property for families wanting a quiet cabin in beautiful Pagosa Springs. The owners/property management have taken all steps to ensure a wonderful stay.

this place was beautiful! We stayed here and were impressed by how clean, neat, and well taken care of this place was! Not too far away from the main road yet this place sits on a hill for plenty of peaceful isolation and great view of the lake! Saw plenty of deer on the property coming and going! 5 Stars!

We enjoyed having the space to spread out and play with easy access to basic shopping and town. Our stay was over the hottest week of the year and despite not having air conditioning, we managed to stay comfortable. Our dog loved hanging out on the front porch, watching the deer and chipmunks, or exploring the hill behind us on a walk.

We really enjoyed the cabin and the kids loved having all the average to roam and explore. The only complaint I have is how incredibly hot it got inside the cabin, even when it was 44 outside at night. We had 5 kids with us and all slept downstairs in the living room because it was unbearable in their rooms and there was only one small fan in each room sto share between 3 kids. Maybe screens in the windows so they can be opened would help cool the house down at night. Other than that everything was perfect.

We recently stayed at this property and we absolutely loved it. We were able to have our whole family there as well as our fur babies. The beds are incredibly comfortable and the furniture is perfect for a home away from home. We plan on renting this cabin over and over and over again! I can’t say enough good things about it our dogs loved it and our family did too we made some incredible memories. It is super close to town but also very secluded and private feeling.

Great property for more then people! Home has 3 full baths and a wonderful kitchen and dining area for meal preparation! All the bedrooms are upstairs which was great for us as you can watch TV downstairs and not disturb any of your sleeping guests! Beautiful trees surround the property anf good for walks. We had over a foot of snow during our stay so the kids were able to sled down the hills. What we loved rhe most was we were secluded yet close to Pagosa Springs, Wolf Creek for skiing and an hour from Durango. We would definitely stay there again!

The home was clean and well furnished. The balcony in the master bedroom overlooks the river from about 100 yards away. You can walk down to the river and there is a well maintained path that borders the San Juan river that is great for an evening walk.

We really loved the location and the condo. The kitchen had everything needed to cook dinner after a long day at Wolf Creek. My nephews really enjoyed the games and we enjoyed the library!

Had a wonderful stay.
Was able to walk to town, go tubing, skateboarding, dinner, breakfast and grocery shop all within walking distance. The condo was perfect, overlooking the river. Lots of board games to fill up our late evenings. Fully equipped kitchen. Will stay again.

The property is situated with the river about 100 yards from the back of the home with nothing between you and the river except a field a walking path.
The interior of the condo is very clean and furnished nicely.

What a beautiful unit. Close enough to walk to town have breakfast, lunch or dinner at one of the restaurants, shop in the small shops on Main Street. At the unit you could look out onto the river. In the evening you could watch the deer and fall asleep to the soothing sounds of the river. What a fantastic location.

This place was great. Lots of square footage and close to the Springs. I would recommend this to anyone who wants to be close to town. Just remember its on the 3rd floor so if you are not up to stairs it may be difficult for you.

Great location. Easy walk to town. Very comfortable, clean, organized property and exceptional professionaln property mgmt. We plan to stay here again. Only caution would be for folks who have any issues with stairs...there are a lot and that combined with altitude would make this not the best place for them.

Check in was easy, condo was clean and had everything we needed as a base camp for our ski trip to Wolf Creek.

We had an amazing time at our rental during the Christmas holidays this past Christmas. Very accommodating and the amenities at the rental were fantastic. Nothing we needed was not available to us during our stay.

Enjoyed our stay at this lovely condo. It is nicely furnished. The management team was very responsive to any questions or requests. Loved watching the deer graze behind the unit every morning and evening. They do a nice job.

My family and I loved it. The pictures were very accurate. It snowed while we were there and the kids got to make snowmen. The property was well maintained and had all necessary amenities available to us for use before we arrived. The showers had excellent water pressure and plenty of hot water for when we needed to use them after being out in the cold weather. Comfy beds and clean sheets with plenty of extra blankets if needed.

We have stayed here several times and have always been above and beyond satisfied. Highly recommend this vacation rental.

The property is in a very quiet neighborhood. The home has a great lay out. The house was very clean and well stocked. I highy recomend it. Our host was very quick to respond to any questions we had.

We feel in love with this property! And we were in no hurry to leave. Super roomy and they had so many extras for us. Loved everything about this property.

Good location. Quiet. Very convenient to City Market and Walmart, as well as just a few miles to the town. (was a bit disappointed that Pagosa really didn't have walk/hike/bike trails in and around the town). The rental was great and clean and decently appointed with the critical items. Pantry and refrigerator were fairly well stocked with necessities even, which was unusual for a rental. Really nice touch to not have to purchase salt, pepper, spices, flour, sugar, etc. Outside could have used some cleaning to wipe off the furniture and remove some cobwebs, but minor gripes. We cooked alot at the rental, so some upgraded knives would have been helpful, but I understand not wanting to keep those types of things in a rental. Yard was plenty sufficient for the dogs. Well fenced in. Would rent this unit again, but doubtful we would visit Pagosa again (a little too sleepy for our tastes).

This is the second time we’ve stayed at this rental. It has everything you need - from kitchen equipment to extra towels to loads of movies to watch in the evenings. The fenced backyard is perfect for the pups. Don’t hesitate renting this beauty! I am sure if we are ever in the area - we’ll rent it again!!

Good place to spend days with family enjoying surrounding area of pagosa springs

This is our second stay at Positive Latitude. The owners seem to think of everything in providing whatever you might need. The home is well designed and decorated. There is no air conditioning but the home is shaded and well insulated. The management will provide extra fans if you request them. We asked them to be sure we had plenty of propane for a cookout and they happily obliged. The fire table on the patio was a nice touch while relaxing on a cool evening.
The home is clean and the fenced yard is nice for keeping our pups in place. The neighborhood is very quiet. Deer were grazing nearby in the early morning.
Our group enjoyed all the games provided along with a competitive ping pong championship.
We fished, hiked and booked some white water rafting.
The Rose Cafe downtown had a delicious breakfast.
My daughter rented a lake view cabin from VIP at the same time and she was very happy as well. We will definitely be staying again. Highly recommend.

We take lots of road trips with our two dogs and so we have gotten quite good at finding great houses to rent, and Positive Latitude was no exception. This was our first time in Pagosa Springs and this house was a beauty: a great jumping off place for all kinds of great adventures. The house is pristine, so comfortable and so beautifully decorated, with a great well equipped kitchen, comfy beds and a terrific fully fenced backyard for our dogs to explore. The property manager was very responsive and promptly took care of one small issue we found when we arrived. The location near the lake was great for taking our dogs for walks, with beautiful views of the snow-capped San Juan Mountains and the spectacular ever-changing southwestern sky. The house is located within an easy drive into town and all it has to offer, including the river walk, the hot springs, restaurants, shops and adventures outside of town in every direction. If we ever travel back to Pagosa, we'll be looking to book Positive Latitude!

The house is absolutely beautiful! It’s a high end build and very nicely decorated. The WiFi and Directv made it just like home for me. I prefer satellite or cable over streaming only option found in some rentals. There were a few hundred DVD’s as well.
VIP property management was really good, great actually, to work with. Due to a back injury my wife sustained, we had to reschedule twice. They couldn’t have been more accommodating. They brought over a few items we requested and made easy to extend our stay with a few simple text. Lori is the best! This was important to to us, our last two rentals were not that good. I won’t go into it here, other then both places were owner managed. We will only rent from places that are professionally managed. I will rent with confidence from VIP in the future. The house and VIP are 5 stars!!

We had a wonderful experience - the home has a wonderfully stocked kitchen and we cooked every single meal during our stay (sorry that covid kept us out of the wonderful Pagosa Springs restaurants this time). Every cooking gadget, pot/pan, baking pans, awesome oven/range, and service for eight - we put it all to use! Having a second refrigerator in the garage helped with the drinks and leftovers we accumulated. The Christmas tree was a really nice surprise!

This house was perfect. We loved the location. We could walk to lots of restaurants and coffee shops. Was also nice being next to the park. Great walking trails. We could hear the river. The little development the house is in is very pretty and well maintained. We definitely stay here again.

We thoroughly enjoyed our stay in this townhome. The location is great and, as an added bonus, it is located adjacent to Yamagouchi park which boasts an excellent walking path. Comfy beds and all the amenities made our stay a wonderful experience.

Smooth process from start to finish! Excellent location (we were there to ski) with amenities close by. VIP was very easy to work with.

This property is in an awesome neighborhood right off the San Juan river. Just a half mile from the town, you cannot ask for much more. Extremely clean and easy process. Big fan.

The only issue we had with our stay was the first night was VERY warm upstairs from the unit being closed up and warm temps and no AC. Once we are able to keep the windows open at night, it cooled down and the other nights were warm, but not too uncomfortable.

Plenty of space, easy trail access, near a park, great amenities and appliances.

Use of garage was awesome. We were able to fit our full size pick-up with bikes in the garage. Driveway space is small though, and our pick-up didn’t really fit in the driveway space, but thankfully the garage was good.

Minus 1 star for no AC, really dirty garage floor that always got tracked into house, and exterior stain maintenances which lead to covering of doorwalls and painters outside and on the porches for 2 days.

14 Cobblestone was a magical experience. Only a few steps out my door, I walked the river walk, winding along wetlands with unique birds chirping, observing rafters and kayakers on the San Juan river, enjoying coffee at Root house and the Pagosa bakery, dipping my toes in the famous hot springs pools along the route, browsing antique stores and thrifting.
I appreciated the simplicity, yet well appointed townhouse. Everything I needed for cooking healthy meals, enjoying tea on the balcony while listening to the river. Extremely comfortable beds for a wonderful nights rest, full size washer/dryer, spacious shower with river stone floor and raindrop water head, deep comfortable separate tub for soaking after a day of hiking.
The care takers were easy to communicate with, handling any questions promptly.
I would wholeheartedly recommend this property and the management company to anyone desiring a place to stay in Pagosa Springs.
