This home is located in San Juan River Village which is just about 20 minutes from Wolf Creek Ski Village where you can enjoy the best snow in Colorado and also just about 10 minutes to Downtown Pagosa Springs where you can soak in the World's Deepest Hot Springs.
This vacation home is one of the few homes situated right on the San Juan River with private water fishing. (Fishing rights come with rental with a Colorado Fishing License).
You enter the home to a nice foyer then make your way to the spacious living room with fantastic views of the river, a gas fireplace, cozy furniture and a large flat screen TV. The dining area is in the living area and has plenty of space for the whole family to enjoy meals or play games. The kitchen overlooks the living room with a bar stool counter, plenty of room for a few chefs and all the appliances and cooking amenities to satisfy the best of those chefs. There's plenty of pantry items as well. Downstairs has a powder room and a large laundry room / mud room off the garage that can be used by our guests.
Outside the living room is a nice deck overlooking the river with a brand new hot tub! Enjoy your family meals, a quiet afternoon drink or just relax as you listen to the river go by.
Upstairs are 3 bedrooms, each with their own gas fireplace for ambiance and to keep you warm on those cold winter nights. The 2 guest rooms each have a queen bed, and closet. They share a full bathroom out on the main landing of the 2nd floor. The spacious master bedroom has a king bed, private balcony overlooking the river, TV, and an amazing large master bathroom with soaking tub.
This home has quality throughout with custom polished logs for columns, nice floors, iron stair rails and more!
All trailers, RV's, campers or other recreation vehicles must be approved prior to arrival to be allowed on premises.
This home does allow pets, The pet fee is 75.00 per dog, as well as a refundable 100.00 per dog as well. There is a 2 dog maximum unless authorized, inquire within
This home does not have AC
This home has 3 outdoor cameras located on the west side of the garage. One on the corner facing the driveway, one facing the door at the top of the stairs(owner's space to left of garage) and the last one is outside facing the bridge over the river (it picks up the west side yard only).
This home has a separate apartment on the opposite side of the home that is rarely used by the owners. It is never rented out to any guests.

We really enjoyed staying here. The location of the property was fantastic - walking distance to everything we needed, with beautiful views of the river and very peaceful. It was also an easy jumping off point for other sites in the area, like Chimney Rock and various hiking trails. The condo itself was great. The space is HUGE and the layout allows for gathering and retreating. We appreciated all the little extras, like the games and snacks after a long day seeing the sights. I definitely recommend staying here.

I have stayed at this great condo several times now. Ideal location on the river, quiet, walk to town and hot springs, small balcony with river view, well stocked kitchen, very clean. Management is super responsive. The 2 bedrooms are located at opposite ends of the unit, so it's good for privacy with families or couples. Also, there's air conditioning, which makes a difference in Pagosa summers. It's a walk-up, so those with disabilities take note. Nice walking path along the river. Overall, highly recommended.

The home was clean and well furnished. The balcony in the master bedroom overlooks the river from about 100 yards away. You can walk down to the river and there is a well maintained path that borders the San Juan river that is great for an evening walk.

We really loved the location and the condo. The kitchen had everything needed to cook dinner after a long day at Wolf Creek. My nephews really enjoyed the games and we enjoyed the library!

Had a wonderful stay.
Was able to walk to town, go tubing, skateboarding, dinner, breakfast and grocery shop all within walking distance. The condo was perfect, overlooking the river. Lots of board games to fill up our late evenings. Fully equipped kitchen. Will stay again.

The property is situated with the river about 100 yards from the back of the home with nothing between you and the river except a field a walking path.
The interior of the condo is very clean and furnished nicely.

What a beautiful unit. Close enough to walk to town have breakfast, lunch or dinner at one of the restaurants, shop in the small shops on Main Street. At the unit you could look out onto the river. In the evening you could watch the deer and fall asleep to the soothing sounds of the river. What a fantastic location.

This place was great. Lots of square footage and close to the Springs. I would recommend this to anyone who wants to be close to town. Just remember its on the 3rd floor so if you are not up to stairs it may be difficult for you.

Great location. Easy walk to town. Very comfortable, clean, organized property and exceptional professionaln property mgmt. We plan to stay here again. Only caution would be for folks who have any issues with stairs...there are a lot and that combined with altitude would make this not the best place for them.

Anyone who stays on the 3rd level should realize there are 4 flights of stairs at a high altitude. However, overall, a great visit and I would definitely return. Close to downtown and spas.

The place was nice and spacious. All the amenities worked. We were on the 3rd floor, so we had four flights of stairs to deal with everyday. Also the decks were very small. I would prefer a bigger deck to sit out and watch the sun set. We loved the place, except for the stairs.
