River Rock Ridge

We rented this beautiful home for our family of 7. We couldn’t have been more pleased! The house is beautiful, clean, and well stocked with everything you could need. We absolutely loved having coffee out on the beautiful deck each morning as well as eating out there. The view is amazing and the sound of the river was such a bonus! The one and only complaint is that there is no way to access the river from the property. Our kids so badly wanted to go down to the river but there’s no access point unless you drive down the road. We drove to Chimney Rock, Mesa Verde, Durango, and several hiking trails and waterfalls. The location of the house was perfect for doing those things. Our kids range from 17-3 and the house was great for everyone. There is even a baby gate there to use at the stairs if needed. We would definitely stay here again and highly recommend this property if you are looking for a beautiful, peaceful getaway.

We had a great vacation staying with VIP at River Rock Ridge. The home is well stocked, upgraded appliances, heated floors in bathrooms. Just lots of little extras that make this property stand out above the others. The lone item I would like to see improved would be the water pressure. We will be back in the future and would consider this place for any season when visiting Pagosa Springs.

The vacation rental was very beautiful. The home was very clean when we got there. My family and I loved how the river was flowing right next to the home, it relaxed all of us. We also loved how the home was only about 7 minutes away from Pagosa Springs, even the drive into town was beautiful! I recommend this home to anyone!

This rental was amazing! What you see in the photos is exactly what you get. It had everything we needed or wanted--kitchen appliances (air fryer, crock pot, waffle iron), condiments in refrigerator, nice dishes and cookware, relaxing balcony with heat lamps, comfortable living area. I would like to clone this place and take it with me on all future vacations! In the past, I had a bad experience renting through a management company so I was apprehensive. VIP Vacation Services was excellent to work with and was in constant communication with us.

We had a great time on this trip.

This house could NOT be in better location...lots of gorgeous views and the river running just below. We sat on the deck and looked at thousands of stars at night and watched daylight peep over the mountain in the mornings. The house itself is beautiful, spacious, located in a small, quiet neighborhood and has everything you need. Will definitely look this one up again for a future visit. We loved the house! When we walked in it was decorated for Christmas including a tall Christmas tree. The house had a great layout. It was well stocked with dishes, games and movies. The views from the back porch were awesome. We really enjoyed the view of the river in the backyard.

This house and its views are gorgeous. It is just as described. The house was well stocked, clean, and in a quiet neighborhood. The location is perfectly situated between the ski slopes and town! We enjoyed our stay and will definitely look at booking again.

We loved our stay in Pagosa! We ate dinner on the deck most nights and slept with the windows open to hear the river. The cabin was spotless and SO comfortably furnished. We cooked most of our meals. The kitchen was stocked with ANY tool I could have wished for and beyond. This is a nature lovers dream cabin. We hiked, fished, and explored the area of Pagosa . Go see Treasure Falls , Lobo Outlook, and Chimney Rock!! Would be perfect for skiing at Wolf Creek. We also enjoyed the river rafting with Pagosa Outside and ask for Craig at Let It Fly for a fishing guide!! And of course you can’t miss the natural hot springs at the Springs and the spa was amazing!! Ask for David at the spa for an amazing massage!! Everything about the trip was wonderful!! Thanks Pagosa for wonderful family memories yet again!!! And we WILL be booking this cabin again when we return. It was the best location and most comfortable rental!!

6th time to River Rock Ridge - Pagosa Springs, Co. Awesome view from the large back porch overlooking multiple parts of the San Juan River where it splits 3 ways. Very relaxing and quiet. The house is new, spacious and very clean. Recommend using VIP Services of Pagosa Springs to book this or other locations they manage.

6th time to stay at River Rock Ridge. Very quiet stay. Really enjoyed back porch overlooking 3 splits of the San Juan River. Enjoyed watching the hummingbirds. The house is new, spacious and clean. They have a Keurig so bring your favorite coffee. They have an air fryer as well. VIP Services of Pagosa Springs took care of the reservation and concierge service. VIP Services maintained contact with us throughout the stay to make sure everything was ok. Made day trips to Durango, Silverton, Wolf Creek Pass (Lobo Scenic overlook), Southfork (Ramon’s Mexican Restaurant), Creede (Coffee on the Fly), Freemons General Store / Restaurant (beer battered fry’s and awesome hamburgers) heading towards Lake City from Creede off Hwy 149) Highly recommend this place if you just want to do nothing and do it well.

6th time to stay here at River Rock Ridge. House is clean and has a perfect view of the mountains and just above 3 forks of the San Juan River. Very peaceful location. Enjoy morning coffee on the back deck while watching the hummingbirds. VIP Services of Pagosa Springs manages the house and very quick to respond if you need anything including concierge service. I can genuinely say that this home is a five-star home *****! We loved the location, the style of the home, the floor plan, & the views. The neighborhood is quiet & beautiful. The home is in great condition & very clean. The design of the kitchen, dining, & bedrooms/baths were awesome, & I wanted to stay longer. I think the management company was the best I've experienced & we've been renting vacation homes since VRBO began.

What a beautiful house! The most amazing views off the back deck over looking the river and gorgeous mountain views! The house has everything you need! It is fully stocked and the decor is beautiful with so much attention to detail! VIP Vacation Sevices was amazing to deal with!

House was clean and well appointed.

The house was very nice with everything you need for a stay. Liked the area and community access to the river. The kitchen was a plus with great appliances and any utensil you may need. Saw a few spiders especially downstairs. I notified mgt and they will take care of it.

7th time to River Rock Ridge. The back deck overlooking the San Juan River is spectacular. Planning to return next year.

The rental home was modern, spacious, beautiful, clean and comfortable! My Sister and our spouses brought our parents on this trip to Pagosa Springs, and we all had a wonderful time, creating beautiful memories! The only thing lacking, that would make this home perfect, would be access to the river.
