Pagosa Hilltop Getaway

Driving up to the property it’s clear this is a vacant home that is currently for sale. There has been no upkeep or maintenance of the home or yard. Words cannot describe the current state of this home. However, here are a few examples, moldy shower curtain, loose kitchen faucet, bathroom vanity not attached to wall, one shower head out 12” from wall with copper pipe, “mater bath” shower is the 80’s style small shower which the door has to be slammed to attempt to close and shoved to open, shoe prints on the master bedroom ceiling, cabinet and pantry held in place by duct tape, entry steps inside home are coming apart, rain storm resulted in foyer window significantly leaking, main area toilet - barely flushes, the home is mentioned as “pet friendly” however, I would argue this is “pet dirty” as there is pet hair all over the furniture, home is staged to sell and appears to be nice - however the quality of the furniture is clearly “falling apart” when you attempt to use it. The hot tub per the manual is to be guest maintained, when questioning this we were told it was checked, however there is something in the bottom of the hot tub, and the cover is dangerous to open as the clips are all dry rotted and broken, resulting in a cut to my finger. We were asked to respect quiet hours - however, the neighbors dogs bark constantly throughout the night. Also these dogs run loose in some cases following you up the driveway. Snacks left for guests were long expired. Sorry if this feels like an inspection list for future buyers, but if you’re looking for a home which feels like a fix-r-upper, this is a place for you. From the pictures this appears like a ‘luxury mountain home’ which this is clearly not.

Our annual trip to play in the snow. Great house with great view of mountain range. Lots of space with good sleeping arrangnments. Driveway in heavy snow would be a problem without 4 wheel drive. Could use some upgrade in cooking equip but if eating out not a problem. House was clean and described well. Good customer service good location.

This house is very close to all the conveniences of town, but definitely has a private country setting, it has beautiful views and wildlife on and around the property. We saw deer and elk. We loved the following: cleanliness, the wrap around porch with plenty of seating & small tables, a large reasonably stocked kitchen with full size appliances, a large dining table, a nice hot tub, plenty of thick bath towels, a movie room with a large comfortable couch, a full sized laundry room. What could be improved: air conditioners for the bedroom areas; daytime temps were in the 90’s (end of July) & it took awhile for the bedrooms to cool in the evenings when going to bed. We were thankful for the fans provided & by morning the bedrooms were very cool, but if you want a cool room in the summer when going to sleep, it probably won’t be. The 4 plug outlet in the master bath wouldn’t work & we learned when we were leaving that the garage tripped a breaker when we opened it, which was also tied in with the bathroom outlet. A shower head bath supplies hanger in the master bath would be a great help. There were 2 wash cloths per bathroom & for 3 couples staying almost 2 weeks, that wasn’t enough, we had to go buy our own. The master bath needs a blind or curtain & the blind in the movie room was missing half of it, so there was a glare from the window on the tv the evening we watched a movie. There are tall sized steps going into the home and there’s a step into the downstairs bathroom that isn’t easily noticeable.

This was a wonderful place to stay and perfect for our two families. The downstairs was a fun retreat for the four kids, and they enjoyed having a sleepover in the room with four twin beds. We enjoyed many mornings and evenings on the wrap around porch to watch the balloons and wildlife. We even had a small bear one morning. It’s close to town and local stores/restaurants and the PVH staff was very responsive and helpful.My only feedback would be that the beds were quite uncomfortable and there needs to be more pillows available for guests. Otherwise, it’s a 5 star house!We will definitely be back!

All in all a very nice place. We were without the use of one bath/shower but were reimbursed for it. Living area and bedrooms upstairs were very nice. Porch area was outstanding and the view spectacular. The step up in lower bath room was a bit dangerous.

Beautiful views. The gravel driveway needs some serious work--deep ruts. The streaming service was slow and regularly disconnected.

This was our first time in Pagos and staying at Pagosa Hilltop Getaway. The home was the perfect size for our family for Spring Break. All beds were extremely comfortable and the living and media room were great! The bathrooms are very dated but other than that, we were happy overall.

50 yr anniversary Skiing Dog Sledding Snowmobiling

If you’re looking for a place that’s close to downtown Pagosa Springs and views that can’t be beat - this is the house for you! We had more than enough space, enjoyed starry nights from the hot tub, and loved sitting by the fireplace after an adventure filled day. Property was clean and well-maintained and definitely family friendly. Since the house was in a perfect location, we spent our vacation snowshoeing to frozen waterfalls and Nordic trails, eating downtown, and skiing at Wolf Creak. If you don’t want to travel too far, walking around the property is just as great or sitting on the wrap around porch as the sun sets.

Loved the privacy of the place but also liked being close to town if we needed anything. The hot tub was a plus. We enjoyed our stay.

The property is in a great location, the view is amazing. The house is in good condition and well maintained. The windows are ok but need to be replaced which I’m sure the owners are aware of. We had a great time and we recommend this property for a great stay!

The property is very clean and has gorgeous views. The sitting area and balcony are very spacious and can comfortably seat several people. We loved the balcony and felt it was the property’ s best feature! We saw a large herd of elk just yards from the property. The property has some steep steps and a step up to the downstairs bathroom which may be difficult for some to manage. The house was well equipped. I would suggest a couple of clocks for the bedrooms or in the sitting area. We would definitely recommend this property!

We took a 4 night trip to Pegosa Springs in December and skied at Wolfcreek for 3 days. The house was perfect for our family. It had amazing views. The pictures look great but the views are even better in person. The house was easy to get to and was about 3-5 miles from downtown Pegosa. It was about a 30 minute drive to Wolfcreek but was worth it every time as the views are incredible. Overall we loved this house and will definitely come back. We had zero complaints and had a perfect trip. It was described as a 3 bedroom but is actually 4 bedrooms. The family room and kitchen were open and had amazing views of the mountains from three sides. If you go in the winter or when there is snow on the ground, you may need 4 wheel drive to make it up the hill to the house.

Property is very clean and well maintained, no issues with heating since each bath and bedroom had an Individual heater with adjusting thermostat. Beautiful kitchen and a nice wood chimney. The property has three bedrooms upstairs and a bedroom downstairs with three individual beds that can accommodate and additional three people. Garage was space to accommodate a super crew full size pickup truck, was able to keep my Super crew full size pickup. Cabin is built on top of a hill, beautiful view. We loved the wood chimney

Great place, highly recommend!

This rental had everything we as a family were looking for. The views are amazing ! Widows throughout the top floor with a wrap around porch to sit outside in the crisp morning to what the sunrise, or the sunset. The hot tub was clean and temperature just right to help relax your muscles after a day of hiking. The house was clean down to the baseboards, and no dust on the fans. It was sparkling in every room and bathrooms! The kitchen had all the utensils needed, but there are only two cooking pans. If a large family (there were only three of us) were to cook daily here, a few more pans would be needed. There is a large air-conditioning unit in the living room/kitchen but we just opened the doors to help with air circulation. The bedroom windows had screens so we slept with them open at night. They were thoughtful and left treats for our dog and baggies for his restroom breaks. The decor was not only beautiful but comfortable enough for an afternoon nap. The driveway is steep and for ease recommend a vehicle with AWD or a 4 Wheel drive. Just for peace of mind on getting up the hill. Things I look for in reviews -- its 5 min away from the closest grocery/liquor store/coffee shops. Its about 7 min away from Monument Gym that is open 24/7 and for a week pass is $20. I went for a walk outside and the traffic is low so walking on the side of the road is no problem. This house is true mountain home and we'll definitely stay here again. Thank you!

Beautiful deck with wonderful views! Nice large living area on upper level with large riom downstairs for gaming. Quick responses from management for any questions or needs up to, during and after our stay.

The house met all of our needs. The driveway is tricky, so be sure to get a four-wheel drive vehicle.

The house was just as advertised, absolutely beautiful! The beds were comfy, but the pillows not so much. Tons of room for our family of 7 and 2 dogs. I love when I can find a reasonably priced vacation home that is dog friendly! The views of Colorado from the wraparound patio were amazing!! Great location, lots of stores nearby, small town feel with everything you need. Only issue we had at the house was finding a place for our dogs to go potty. The ground was rocky and covered with wild flowers along with lots of tiny cacti. It was pretty, but our dogs didn’t care for it, they are spoiled and want a plush spot of grass. Maybe keep this in mind if you bring the fur babies.

Great place to stay. Very well maintained and the beds/mattresses are comfortable for a great night's sleep. Very close to town for hot springs soak. Customer service was great and they checked on us periodically. Love the deck and being able to just sit and take in the views.

I am unsure words can describe what a wonderful time we had and the opportunities afforded us by the views.The House has an amazing great room in conjunction with a dining room and Kitchen. From this room and the deck we were able to see Elk migrating and even 2 bull elks having a "Discussion". We saw fox, and deer and coyotes. The Mountains were so close you could almost touch them. One night we invited my family that is local over for steaks on the grill and sat out in the rocking chairs on the deck and watch and amazing sunset. Another morning we watched an equally beautiful Full moon peeking thru the clouds, as it set. We have videos, pictures and memories that we will cherish for years to come. We plan on staying there in the future. The management Company checked in on us and was very responsive to a request. The Tea Kettle had seen better days, and we found a new one on the doorstep that afternoon.

The stay was great, the house was clean and welcoming and comfortable. The instructions for getting in were easy. Love every minute of our stay! The one thing we would recommend is more out door lighting by the hot tub. Maybe some hanging Christmas light would be great.

We've rented multiple homes through VIP over the last 2 ski seasons and their service is top notch. Their properties are usually among the best in Pagosa, if you're skiing at Wolf Creek we recommend a home managed by VIP! This particular home as incredible mountain views and an amazing location. Close to shopping, skiing, restaurants....yet incredibly private on its own hill. The home is well equipped and comfortable, great for 2 families and perfect for larger groups. The wrap around porch is stunning. A few things to know: the basement is chilly and that's why extra space heaters are provided to supplement the wall heaters. You probably won't need space heaters once the home heats up after arrival. Most of the thermostats in the home run cold - meaning, you should set them higher than you would think you need (if you want 68 degrees, set to 75 and you'll be about there). Other than this - rent this house. We would rent it again. It was amazing.

We had a great stay! Best features of this home: comfortable beds, very roomy, well-stocked kitchen, two separate tv rooms, comfortable seating on the deck for the AMAZING views, and all the little extras that make you feel right at home! I can’t think of a single thing I’d change. Also, VIP is so great to work with.

Great experience. Views from the deck are fantastic. House is close enough to town to be convenient, yet far enough away to enjoy the quiet mornings with the hot air balloons.
