Vacation home was in a great location next to the stream. Deer were amazing to see every morning. Property had dirty carpet upon arrival and I got charged for it. Please protect yourself and take pictures of any defects in the property. Two weeks have passed and I'm still waiting for the damage deposit. Also, mice feces outside of the downstairs bedroom door.

It was great. The place was nice, comfortable, warm (loved the garage), well stocked, and a great location. The Heater kept going down to 55-60 degrees in some rooms, so we had to check it, regularly or get cold. At least it worked ��

We had a fantastic time visiting Pagosa! This rental unit is in a great location for access to the hot springs, nearby nature trails, and restaurants. The unit has a weird layout and was very basic in terms of decor and amenities compared to other vacation homes we've stayed at. The property manager, Jennifer, was very accommodating for our slightly early arrival, easy to contact, courteous, and professional. The home does need a little TLC but otherwise we had a great time!

The condo appeared as-depicted in the pictures. The river access is very close and easy. It is very close to Yamaguchi Park which was a nice benefit traveling with children. The condo could use a periodic deep clean, especially the outside. The biggest complaint was that it was sweltering inside. The portable AC did nothing. Only on the last night did we discover a lot of heat coming from the fireplace, though the fireplace was off. Presuming this issue is fixed, the property would be great in the future.

Nice place close to balloon fest and downtown. Saw lots of deer. Was quiet and nice walking trails. Could use some updates but was comfortable. Would stay again!

Great customer service was right from the beginning. All questions and concerns were addressed promptly. Day of arrival, received a welcome text from the person of contact.The clean rental was spacious for our 5 guests. The balconies and patio had a view of the river from the back. The were only two complaints. One was no central AC and that meant the living room area was practically in habitable . We had a large fan going and we were still uncomfortable during the June hot day. The other complaint was the dishwasher was not working. I guess that was our luck because we did receive a warning text a few hours from our arrival that it would be fixed the day after we leave.Regardless, we enjoyed our stay and wouldn't hesitate to book during cooler months.

Loved the rental. Wasn't use to having no A/C, but CO is quite different than Louisiana! Clean, neat, comfortable, and a PERFECT location! Saw deer from our balcony every evening!

Conveniently located close to town but still close to nature. We woke up every morning to groups of dear grazing. The river was low this time of year but was perfect for the kids to wade in. The property was well kept with everything we could need. The dining table extension was great for the game nights and family dinners with the grandparents we were visiting on this trip. Overall it was a great experience!

Awesome townhome on the river. We absolutely loved our stay here. Saw deer in the mornings while drinking coffee. Fly fished 100 yards off the back porch. Beautiful River walk along river about a mile walk to springs. Stuart was awesome and helped us out when needed. Will definitely be back.

Everything was perfect and property management was very proactive and super attentive. We never needed anything during our stay, but it was great that they checked in with me daily. Great combination of a clean unit with a private garage, the river being 30 steps from the backdoor, and the location (about 1/2 a mile from downtown). We stayed for 8 days and ate in the unit most nights, so I can say that all appliances including the washer / dryer worked perfectly. It was a treat for our dogs and son to see the deer and the geese in the morning. We cannot wait for our next visit.

Great location on the river. Nice welcome package when we arrived, too! So peaceful and easy to get to the springs and town, and lots of hiking in the area. It is large, has all the amenities you need and would expect for a vacation rental. Nothing was left forgotten. The balconies were lovely on both the front and the back of the house giving you a break from the sun depending on the time of day, and a wonderful view of the river. Large garage to store your stuff, or your car, too. We would definitely stay here again, and recommend to single family travelers, or two families as well! Communication with the property management was easy and very responsive too. They offered to assist with vacation planning etc... It was a great experience and stay! We hope to be back!

The property was clean and the management was accommodating to our needs. We were able to check in early and leave a little late so that we wouldn’t have to rush out on Sunday. My guests and I were able to have the relaxing weekend that we set out to have. I would definitely stay at this property and rent through this management again.

Had a wonderful spring break ski trip in March for family of four with golden retriever! Townhome was great! Convenient location (just a minute from the hot springs!). Communication with mgmt was excellent and loved the place. Will stay again next time we are in town!

My family really enjoyed staying at this condo. Great location that's close to downtown and its right on the San Juan River. The property was also clean with comfy beds. I highly recommend and would absolutely stay there again.

The online listing stated that there was air conditioning. This was a mistake or oversight. There was none. The property manager was very congenial and apologetic. We just happened to be there in the hottest week of the year and didn’t know Colorado protocol. We learned to open the doors at night and close them in the mornings! Over all, a fantastic property. We can’t wait to go back!

Nice, roomy, dog friendly place. Well equipped, beautifully decorated, comfortable furniture, and convenient location. Nice river view. Has a garage and laundry. My only complaint was the stairs as I am disabled, and was not aware that the living room, kitchen, and master suite were all upstairs. Beyond that, the place was perfect.

Relaxing and stress free. Accommodations were as advertised. Property Management Team was responsive and clear with information. View of San Juan River is fantastic. Walk to town was easy. Recommend this one.

The deck provides a peaceful view of the river to drink your morning coffee. Pagosa is a lovely friendly place to stay, so relaxing!

Please ignore the negative comments from others. Property was absolutely lovely, clean, and amazing views. All we needed was included in our stay at the home. Very clean and lots of room for our girls trip. Definitely will stay here again!

This condo worked great for our ski vacation. It was within walking distance from downtown. Had plenty of room and comfortable beds.

We enjoyed our stay. The condo was appointed nicely. It is in a super location. Easy to walk and enjoy Pagosa and the river.

The property is perfectly located to the hot springs and restaurants and shops. The property is well heated with an radiant floor system that didn't make the property too hot. Everyone had pleasant nights of sleep without being too warm. Some of the cooking utensils could use an upgrade or replacement but nothing too bad. We were able to cook Thanksgiving dinner successfully.

Spent five days at Escapa Riverwalk for a ski week. Beautiful condo, well equipped, clean, and nice location. Highly recommend.

Great place to stay! Walking distance to town and the park! Clean, stocked kitchen, great service! Let us extend a day with no problem! Skiing is 30 minutes to resort! Would stay again!

We thoroughly enjoyed this 3/3 condo set along the San Juan River. The weather was beautiful, and the condo mgmt. was wonderful to work with. This condo is well equipped and provided for. Be warned though the Canadian geese that are beautiful to watch in the backyard can be a bit noisy talking all night long to each other. We thought it was funny

Very nice stay with plenty of room. Loved the radiant heat. It was nice being able to drive or walk into town to eat or visit the hot springs. Highly recommend.

We enjoyed the home & location, everything except the stairs. Old knees are no fun!
