Disappionting. Property was descibed as 'walking distance to town' It was not. The neighbors laughed at the description and drove us to town.

Delightful Condo, overlooking the river. Excellent spot for a family get-together. Only complaint is that the property is on the third floor. For an older guest, like me who always has too much luggage, it was a struggle. The dogs loved the place and made themselves at home. Excellent kitchen.

We stayed the first week in January to Ski Wolf Creek and it snowed everyday up and down the mountain. We had a fantastic stay. The only thing I would have changed had I know a head of time is the fact the Condo we stayed in was on the third floor. The ONLY time it was dreaded was when we had to take our dog out for a walk. Lessoned learned make sure what floor you are on. GREAT TIME IN PAGOSA WITH PAGOSA VACATION RENTALS. I wont use anyone else when staying there!

There needs to be instructions for the Direct TV service, not having used this service and remote in conjunction together I had to experiment to get it to work. Also I needed to know if the TV was tied to the internet service which would have enabled me to watch streaming services I subscribe to.

This condo was great! The place is newer and very clean. The management company was great. So responsive at any hour of the day. I would definitely recommend this condo to anyone staying in Pagosa. It is a third story with no elevator but was not an issue for us.

We had a great time. Condo was exceptionally clean and management was great to work with throughout our stay.

I loved this condo, it was one of nicest I have ever stayed in! It was perfectly laid out with the two master suites on either end and the two other bedrooms in between, it is great for two families. All of the beds were comfortable as well. The kitchen was a delight to cook in and the open floor plan made sure the chef did not miss out on anything. The large balcony off the great room was such a nice, peaceful place to hang out and listen to the river calmly rolling by. I highly recommend it!

The location was perfect to be able to socially distance and have a different view out the window. We loved the location it did not lack for anything from cooking to entertainment. Our host communicated well and anxious to meet our needs for an amazing getaway. We will be back.

Location was great. Easy short walk to the river that my kids played in every day, two block walk to the amazing Yamaguchi Park that we went to almost every day. Clean and spacious condo and we saw deer almost every evening and morning. I loved hearing the sound of the river at night and in the morning. We did get a complaint from neighbors below on our noise the first day which made are trip a little stressful. Our friends have a rowdy almost 3 year old that just didn’t understand that you could not bunny hop and stomp everywhere. So keep that in mind if you have littles since there are neighbors below.

This place is amazing! Yes, you have three flights of stairs that can be daunting at first but you get use to them, as a reward though you have the best views! The lobby layout is a little funky but again once you get use to it, it is fine. You can hear the river at night, watch wild life all day and are super close to the river walk for an evening stroll. It is really quiet and peaceful, we didn't have any issues with neighbors. It is showing some slight wear and tear, especially in the stairwell and while it is well equipped you might want to bring BBQ tools if you want to BBQ. I didn't see any cleaning products other than laundry and dish soap, I felt weird paying a cleaning fee then buying products so I wasn't able to clean as well as I usually do but there is a vacuum and broom to keep the floors swept up. The dishwasher and laundry work fantastic and there is plenty of hot water and water pressure. In fact all the appliances were top notch. The response by the VIP service was the best I have ever experienced. We had some guests for a few nights and they mentioned that the toilet was wobbly, I contacted Lori and it was fixed the next day. Overall I would highly recommend this one!!

We were only able to stay in this unit a few days but we will definitely return and stay longer next time- all three balconies faced the San Juan River with a gorgeous view, the condo was clean and beautifully decorated, kitchen well equipped, and the communication between VIP properies was immediate and they were extremely accomodating. Highly recmommed staying here- you won't be disappointed!!

The condo was lovely. It was clean and the management team was great to work with. Being from Texas, this condo being on the third floor and only stairs to get to it was a challenge when unloading and loading. Other than that we couldn't have asked for a better place to stay.

Six of us celebrating our 50th birthdays & couldn't have found a better place to do so! It was comfy, well appointed, great location & can't beat walking to the river behind the condo! Mgmt was super communicative to anything we needed. Highly recommend!

The property is beautiful and well maintained, and very spacious. Our kids loved being right on the river (ages 3, 7 and 9). We spent hours splashing there. Easy access to everything Pagosa has to offer. Wi-fi is good and made it possible for my husband to work as well as needed.

This was a wonderful condo for our family of five. Amazing views, beautifully decorated, well-stocked and equipped. Couldn't have asked for a better place to stay in Pagosa Springs.

This condo fit our needs perfectly. I would definitely stay here again. If your looking for a spacious beautiful place with the river out your back balcony this is it. The management company was great answered all my questions immediately with no issues.

Lovely condo with excellent views of the river. Just as advertised. Long walk, but doable, to hot springs. Management was excellent, responsive to a few loose ends. Having two master suites is fabulous. Would stay here again in a heartbeat.

Great condo in a good location and close to the cuter part of Pagosa Springs. We had 3 adults and 4 children ages 5-11. We were a little confused about how to enter the property as the garage door wasn't working - this wouldn't have helped us after all since its not attached to the unit though. The property manager was made aware of this upon our arrival, but it wasn't fixed during our stay - it was annoying that we couldn't park in the garage. Basically there is a common entrance to multiple units, then you open another door to the stairs and go up 3 tall flights of stairs to the front door with the lock box.The layout was perfect for us - two masters on different "wings" of the condo with the kitchen, dining area and living area in the middle. It was nice a spacious and we had room to all sit comfortably around the dining table. The furniture was all nice and the condo was well decorated to make it feel inviting and homey. The beds were comfortable, but small if you are used to a king size bed. Everything was clean and nice. I hate going to a place where you feel like you can't totally relax because it feels dirty, this place was VERY comfortable and clean. The games for the kids and families were an extra bonus for us. Some things that you'll want to make a note of is there are no small "staples" in the house. You will need to bring everything like sugar and spices, there were no Kleenex boxes, or lotions. There was plenty of hand soap, bar soap, shampoo and conditioner, dish detergent and dishwasher soap though. The curtains had great coverage, but they let a lot of light in in the morning. We used some blankets to drown out the early morning sun. There was also only a very small amount of laundry detergent. We were able to do 2 small loads of laundry, which would be fine, but we would have liked to do more as we had a lot of laundry from hiking, fishing and spending the day at the hot springs. It would have been nice to bring home clean laundry rather than dusty, dirty and smelly. If your kids need a night light, bring that too. We had our dog with us and one thing to note is that it mentions a $75 dog fee, but you'll also get charged an additional "insurance" fee for any increase in damages caused. I think it was around $60. So total for bringing a dog is over $125.00.Overall, this was a good experience, and we were very comfortable, close to the things we wanted to do, and the views from the deck were peaceful and beautiful.

When we arrived at this property it was exactly as pictured. The place is huge and was even more space than we really needed. Having three bathrooms was a plus though! We had one small hiccup while staying and it was taken care of promptly. The communication was great with the property manager. We thoroughly enjoyed Pagosa Springs, the food, activities and town are simply awesome, it was just the quaint mountain town we were looking for. This property helped make our stay even more enjoyable! This is a top floor unit, we are a young and fit family, but it could be difficult for people who have trouble with stairs, as it is three flights up. We didn’t feel that it was a problem for our family, and will definitely stay again if we’re back in the area.

Best condo we've stayed in at Pagosa Springs! Interior was exactly as pictured, with lots of little extras to make our stay perfect (nightlights, extra pillows, blankets, games, condiments). The view outside was so picturesque! The area was very quiet and the proximity to town is a bonus. The property managers did a great job communicating and making themselves available, if needed. I would definitely stay here again!!

My friends and I visited Pagosa Springs, our experience couldn't have been easier.

The rental was perfect in size, enough room for 6 adults. The decor was beautiful, we enjoyed the overall open space and lovely river in backyard.

We had a great stay at the Riverwalk Lodge. The location offered great access to the riverwalk and good access to downtown. The deck overlooking the river offered a great view and a perfect place to enjoy a relaxing drink or meal. The rental was well decorated and equipped. We would visit this location again.

From offering amenities that I’ve never been offered before (in home chef, in home massages, surprise party set up) to making sure that I got some items that I left behind back, VIP Companies was an absolute delight to rent from. I will absolutely be seeking out their properties again. We visit Pagosa Springs at least once a year and this stay was by far my favorite. Thank you so much to their team for all of the extra help! My favorite part was how well they treated me. These days, customer service just isn’t the same but you all went above and beyond and it was incredibly appreciated.

This property is close to everything. We had really good time staying there. The unit is on the third floor with no elevator, but it wasn't a problem for us because we have teenage boys in our group.

Very easy check in and check out. Awesome location. Easy walk to downtown. We definitely rent again.

We had a wonderful stay in this beautiful condo. We took a family trip (extended family) but the were three families total and we had plenty of space. The layout of the bedrooms is great. There is a master bedroom and a regular bedroom on each end of the house. The kitchen, Livingroom, and dining room are all in the middle of the condo and we had plenty of space for everyone. There was also a little office room off of the entry that one of the kids happily declared the "game room". The patio off the back had amazing views of the river. We also loved that there was a washer and dryer. All of the games were a nice touch as well. The location of the condo was amazing. It was a three minute drive to the main hot spring and it took us about 15 minutes to walk downtown. There was also a little park just down the road, which was perfect for the kids. The old "hard part" was that the condo is up three flights of stairs. The rental company does offer to bring your luggage up and down stairs for you though. The representatives of the rental are also very kind and helpful. They even mailed back a few items we forgot. Overall we loved our stay and are planning to return next summer.

We really enjoyed our stay. The property was clean, well-equipped, and we had a wonderful view of the river and the mountains. There were seven of us and we had plenty of room and were very comfortable. The three bathrooms were great. The management staff communicated with us, the instructions were clear and easy to follow. It was totally hassle-free and we look forward to coming back!

Since the Pandemic arrived my family were separated from each other. With our lives slowly going back to semi-normal. We decide to gather as a family and enjoy time together, eat out, BBQ at the Condo. Our children grown adults enjoyed the time with each other and of course as parents we were thrilled to be one again. The view was excellent and the weather was beautiful during our stay. Upon arrival, the unit was nicely clean, spacey & comfortable. The location was excellent, we didn't have far to travel when we decide to check out the downtown area. We look forward to renting this unit again, maybe in the winter to enjoy some skiing nearby.

Clear and spacious with a spectacular view.

This is our second time to visit this rental. Ashley with the Concierge has been amazing both years at helping us get groceries into the house and have surprises for our birthday guys. We love to visit this rental because it allows enough room for both of our families and still have row to spread out. The condo is always very clean and well stocked. They manage my company always answers our emails or text messages quickly. And when it snows, it is beautiful to look over the river and see the winter wonderland. Even had some deer visitors a couple of nights when we came home outside of our garage. We will continue to rent with this property as long as we return to boardski wolf Creek

This was the perfect place for a Thanksgiving getaway with friends. When you open the balcony doors, you can hear the San Juan River. A Bald Eagle perched in a nearby tree and the herd of deer wandered by at their leisure. Our VRBO liaison was accommodating but not over solicitous. The hot springs are a 15 minute walk or 5 minute bike ride from the condo. The neighbors were friendly and welcoming.

The view was amazing! A lot of space for all of us.

What a wonderful home! It was pristine clean and the accommodations were perfect for the six of us. We could not have asked for a better place to stay. Now the stairs were a bit of a challenge for us seniors, but with help from the younger in our family we managed. Thank you!

We loved this place! Plenty of room for our family & friends. Great view of the river & mountains. The river walk was easily accessible. The condo was nice & tidy. The A/C wasn’t working properly when he arrived ,but a quick call to the property manager & they had someone out the next morning to get it running right. I’d definitely stay here again!

We had a great time in Pagosa and the condo was great for our group. The condo is spacious and comfortable and is just as pictured. The rental company was quick to respond when needed. We loved the outside porches and only wished there were chairs on the bedroom balconies. Loved having a garage and and the interior stairs. Will stay here again!
